Option 1

  • Traditional Auction
  • Immediate exchange with 10% deposit (minimum of £3000)
  • Buyer legally committed to purchase
  • 28 days to complete
  • No ifs or buts!

Option 2

  • Designed for the private residential house sale
  • Buyer places a £3000 non refundable deposit which is taken as part payment of the house price (not an additional fee)
  • 28 days to exchange (time for buyers to obtain a mortgage) then 14 days to complete

The Auctioneer will personally discuss with you the marketing guide price and the initial reserve price (this figure is confidential with you and the Auctioneer and is your safety net, the property cannot be sold for anything less and the aim is to achieve over this amount).

Sign the Marketing Agreement.  We will then carry out identification checks on all owners and provide you with a Consumer Protection Form so you can tell us all about your property.

In conjunction with our local high street Partner Estate Agent we will prepare Sales Details/Photographs for your approval. We will request a legal pack from the solicitor (under Option 1 terms), if you wish we can point you in the right direction of a Solicitor who is experienced in the auction process.

Alongside our Partner Estate Agent we will pro-actively promote your property on the recognised property portals as well as specific auction portals eg Essential Information Group.

Our team will contact local, national and international buyers on our database to discuss your property.

The Auctioneer will again personally speak to you prior to the auction. He will re cap on the marketing, pre-auction activity to include all offers, number of legal packs downloaded and the number of buyers registered to bid on your property.

The Auctioneer will reconfirm your reserve price and the time the property will go under the gavel. You can then watch the auction live from your home computer, laptop or mobile phone.

We will inform you immediately on the result of the auction. You will then be introduced to your dedicated Sales Progressor. They will liaise with the buyer and the solicitors to keep you fully updated leading to the completion of the sale.

8 Set price

On the fall of the gavel the sales price is set and non-negotiable. Selling by private treaty often results in purchasers trying to renegotiate a price after survey results and in the worse scenario pulling out of the sale. In the current market, “gazundering” is becoming more apparent and this is a situation where a buyer, a few days before the move, calls the Estate Agent and advises that unless the seller is willing to reduce the price, they will pull out of the sale. They are really playing with people’s emotions.

9 Security

The successful buyer places a non returnable financial deposit. If the buyer withdraws from the sale they will forfeit the deposit.
